Step 1Prepare to Buy a Cabo San Lucas Home
Before you start looking for a home to buy in Cabo San Lucas, there are many things you should take into account. It's likely that you'll want to create a list of features you need to have, get a feel for what area you'd like to live in, and start planning your budget, remembering that financing is not generally available for the purchase of a property in Mexico. Consider the legal ramifications of making an equity loan on your primary residence, cashing out investments, or borrowing from a retirement account. Also, don't forget to factor in closing costs.  


Step 2Get in Touch with an Experienced Real Estate Agent in Cabo San Lucas

Step 5Find the Cabo San Lucas Home You've Been Waiting for
I'm confident we'll find your dream house in Cabo San Lucas, and when that happens, I'll carefully create your home purchase offer. The offer will be tailored to suit your needs. Whenever necessary, I never forget to make contracts contingent upon items like acquiring financing and the results of the home inspection.

When turning in your purchase offer, you'll want to present "earnest money." This is a cash deposit made to an Escrow Company to secure an offer to purchase the property. The amount is typically put towards the cost of closing. If your offer is accepted, we should close on the property within 60 days after.


Step 6Negotiate the Deal
Unfortunately most contracts don't close on the beginning offer – it's extremely common to receive a counter offer. But don't let this discourage you. We'll talk about whether or not to take the counter offer, submit our own counter offer, or reject the seller's offer and move on.

How aggressively we negotiate the contract depends on market conditions. We'll also work within your financial limits. And at the end of the day, we'll create a deal that works well for you.


Step 7Secure Your Closing Funds
Because financing is not readily available in Mexico, it may be necessary to obtain an equity loan on your primary residence. Occasionally, seller or developer financing is available. Check with your accountant or financial advisor to see if it is possible to borrow on your retirement account.


Step 8Close the Deal
The closing process on your home in Cabo San Lucas can be a lengthy ordeal, however I will help you through the process.  We will obtain an escrow company to hold your funds, as well as a closing agent to obtain all the necessary permits, applications, appraisals, title search and anything else that is required prior to closing.  Because a closing date can change at the last minute, through no fault of the buyer or seller, many times buyers and sellers use a Power of Attorney, which designates a local person to sign on their behalf. The closing will happen at the Notario Publico's office and will most often be a smooth and relaxed occasion.
